The Demand for Housing
We see a demand for housing. The market is divided into various demographical areas. We fit our capabilities to supplying housing to the working class – the hard working individuals who are ready to better themselves by taking the step towards owning their own residential property. We see them saving money in the form of real estate equity which accumulates with each mortgage payment. We see them realize profit as market value goes up. But most importantly, we see them happy and secure in their own home.
Passing on the Savings
Meeting this demand is not easy. Rising land and construction costs make it difficult to design a strategy to supply very affordable housing to the working class. If we succumb to these external costs, we become like our competitors. We differentiate ourselves by spending time and money researching ways and means to acquire property below market, and then develop with the concept of “practical living” in mind. We virtually pass on the savings to our market.
Low Cost Housing Needs
We are also researching governmental low cost housing programs which would allow us to develop communities in this category because we see the need to strengthen the quality of life for this market. It is our intent to package these governmental programs in our future development because we understand that home-owners are responsible people and responsible people deserve homes and a better tomorrow. Our consultants abroad are ready to assist us in the funding of these programs when we are ready.
Retirement Community Needs
Another market, we are studying, is composed of people of retirement age. Our consultants overseas have brought to our attention the need to provide communities for Filipinos wanting to return to retire in the home land, because the rising cost of retirement overseas may not be a feasible option for them. These Filipinos have grown accustomed to a way of life and would like to come home to a similar environment. It may not be cost effective to develop a lavish setting, but it is imperative that a mini-hospital clinic be established within the community, thus maintaining a much needed comfort and confidence level with regards to health. This community can also easily serve both the retirement and low cost market.
